Who needs a Commercial EPC?
All commercial buildings require a Commercial Energy Performance Certificate when they are sold, let, constructed or modified.
Who can provide a Commercial EPC?
EPCs must be produced by qualified, accredited energy assessors.
Which commercial buildings are exempt?
- Places of worship
- Stand-alone buildings of less than 50 m
- Temporary buildings with a planned time of use of 2 years or less
- Particular buildings with low energy demand (e.g. barns)
- Buildings to be demolished (in certain limited circumstances)

Who is responsible for supplying the EPC?
It is the responsibility of the owner or landlord to supply the EPC.
What will it cost?
The cost is determined by the amount of time taken to model your property using Energy Rating Software. The time taken is determined by the number of different activities in the building.
Prices start at £95 incl. for small offices, shops, etc. Small to medium sized buildings range from £95 incl to £500 incl. Larger buildings tend to be above £500 incl.
This is a rough guide, but as the time taken to model a building is determined by the activities within the building, this means that large open plan warehouses can cost between £200-300 incl. Please contact us on 01379 740219 to discuss.
When can I expect to receive my EPC?
You can expect to receive an electronic copy of your EPC within 24 hours of the site visit, depending upon the size of the property. A hard copy can be sent in the post, if required. Quotes are responded to within hours of receipt. Site visits can usually be planned within a few days of confirmation of order, or if the report is urgent, we will work with you to get the property surveyed A.S.A.P.
How often will I need to get an Energy Performance Certificate?
Energy Performance Certificates are valid for 10 years. The certificate can then be used for the next 10 years regardless of whether the building is resold, released or re-let within this time period. If alterations have been made to the building which affect the energy rating, the EPC will no longer be valid.
What's the benefit of getting an EPC?
The certificate shows how energy efficient your building is and highlights ways in which the energy efficiency can be improved, consequently reducing the running costs. As tenants and investors become more aware of energy efficiency and running costs, having a building which is cheaper to run is likely to make it more attractive to potential investors/tenants.
Do I have to act on the recommendations?
No. The reports are advisory, but adopting cost effective recommendations is likely to reduce the running costs of the building.
What happens if I ignore the regulations?
Failure to have a valid EPC can cost you between £500–5000. The regulations are enforced by Trading Standards and you will not be able to complete a property transaction without one. Solicitors who act in these matters are not likely to ignore the regulations, in any event. The fines are calculated at 12.5% of the rateable valuation of the property, with a minimum of £500. If you are fined, you will then have to provide the EPC.
What does a Commercial Assessor’s Survey involve?
A floor plan of all floors is first created. And then the building is split up into different activity areas/zones, depending upon the heating, cooling and lighting present in that area. Details are recorded on the areas and the construction type of the floors, ceiling/roof and walls of all the different zones, as well as the windows, lighting/heating/cooling and controls governing the systems. Additionally information is recorded on orientation, hot water systems and low to zero carbon systems. Providing up to date floor plan will cut down the survey time.

EPC certificates are required by home sellers before they can market their property. It is one of the documents contained within the Home Information Pack.

Although they are valid for 10 years, if an EPC is used as part of a Home Information Pack, it has to be under 3 years old.
What is the purpose of an EPC?
The purpose of an Energy Performance Certificate is to calculate the relative energy efficiency of a given property. It is intended to give an indication of the running costs of a home. The Energy Performance Certificate grades a property’s energy efficiency from A to G. This scale is similar to the power rating given to domestic white goods such as fridges and freezers, where ‘A’ is the most efficient and ‘G’ the least efficient. In practice, most homes fall into the ‘C’ to ‘E’ categories.
The certificate will also show the environmental impact and what recommendations can be made for improvements, such as increased levels of insulation and modernisation of heating systems.
The certificates are provided for comparative purposes only and enables one home to be compared with another.

What does a Domestic Survey involve?
An exterior survey is carried out to determine the date of construction, materials used, construction techniques employed, presence of solar panels and overall building dimensions. The interior survey entails visiting the property on a room by room basis, looking at heat emitters, glazing, lighting, hot water storage, boiler and heating system controls. Access is also needed to airing cupboard, boiler, electric meter and all loft hatches.
Photographs of the exterior of the property are taken as well as photos of heat emitters, boiler, heating controls and any element relating to the thermal characteristics of the property.
How is the EPC produced?
The data collected on the site visit is analysed, ordered and entered into approved government energy rating software to produce the EPC.
Do I have to act on any of the recommendations in the EPC?
No. The adoption of any suggestions is left to the home owner’s discretion and is not a legal obligation.
How long does the survey take?
Normally between 30 to 60 minutes, depending upon the size of the property and the number of extensions or structural complications the building may have.
